About Dean
Dean began his professional journey as a qualified carpenter, gaining hands-on experience across a broad range of carpentry disciplines. This practical foundation gave him deep insight into the entire construction process, insight that would later shape his philosophy as a builder.
Our Philosophy
At Artico Homes, we believe that building a home is one of life’s most personal and meaningful journeys and it deserves to be treated that way.
Our philosophy is simple: every client is unique, and every home should be too. We reject the one size fits all approach. Instead we take the time to understand your vision, your lifestyle and your needs so we can bring to life a home that truly reflects you.
We’re not just building houses we’re building trust, relationships, and spaces that families will love for years to come. That’s why we stay involved in every step of the process, working with a handpicked team of professionals who share our commitment to quality, transparency and personal service.
At the heart of everything we do is a deep respect for craftsmanship, integrity and the people we work with.
Our Process
Stage 1 – Project Establishment
Following our initial contact, we will arrange a meeting either in person or virtually to gain a thorough understanding of your project goals, site conditions, design preferences, and any specific constraints. This allows us to align with your vision from the very beginning and lay a strong foundation for the work ahead.
After this consultation, we will prepare a tailored fee proposal along with a detailed scope of works. This document will outline the specific services we will provide, as well as the key deliverables for each stage of the project. Our aim is to give you full visibility into the process and set clear expectations as we move forward toward construction readiness.
Stage 2 – Pre-Construction
Once you have approved the fee proposal, we move into the pre-construction phase. During this stage, we begin carrying out the agreed scope of works, which typically includes design development, consultant coordination, obtaining relevant approvals and permits, tendering, and preparing final contract documentation.
We will also provide you with a clear and structured timeline, outlining all key milestones, decision points, and deliverables throughout this phase. Our focus is on preparing everything thoroughly and efficiently to ensure a smooth transition into construction with no delays or surprises.
Stage 3 – Construction
With all design work completed, approvals secured and contracts signed, we enter the construction phase. You’ll meet your Construction Manager and Site Supervisor, who will oversee the build and provide regular updates. Site meetings at key stages allow you to review progress and ask questions. Our team will manage site operations, coordinate trades, and ensure quality standards, making the process smooth and stress-free.
Our team will manage day-to-day site operations, coordinate trades, monitor timelines, and conduct quality checks to ensure the highest standards are met. Our aim is to make the construction process smooth, transparent, and stress-free from start to finish.
Stage 4 – Handover
As we approach the final stages of construction, we will begin preparing for handover by completing all necessary final inspections, certifications and quality assurance checks. This ensures your home is delivered to you in perfect condition and fully compliant with all requirements.
You will be invited to a Practical Completion Walkthrough with your Site Supervisor to inspect the finished home. This gives you the chance to review every detail and raise any final questions or items for attention.
On the day of handover, one of our Directors will personally meet you on site to hand over the keys, documentation and your completed home. It marks the exciting beginning of your next chapter moving into a home that’s been expertly designed.
Stage 5 – Post-Handover Support
Our commitment to you doesn’t end at handover. We provide ongoing post-handover support to address any questions, concerns, or issues that may arise after you’ve settled in.
We offer a comprehensive warranty period during which we will promptly attend to any defects or required adjustments, ensuring your home remains in excellent condition. Our team is always available to provide advice, coordinate maintenance, or support future improvements.
With our dedicated post-handover care, you can enjoy your new home with peace of mind, knowing that we’re here to support you every step of the way.
Our Team
Dean Mileto lead the team at Artico Custom Homes with a combined 30 years experience across the design and construct industry. They pride themselves on an experienced, professional and proactive team and thoroughly enjoy working closely with clients on every project.

How We Run Site Control
Site control influences build quality, sequencing, and how effectively trades are coordinated. A structured approach reduces uncertainty and allows work to progress in a predictable way.
On-Site Supervision
Each project is supervised with a focus on maintaining alignment between the approved documentation and the work being completed on site.
This includes:
- coordinating trades in the correct sequence
- monitoring workmanship and finishes
- identifying issues early before they affect later stages
Consistent supervision ensures that construction decisions are implemented as intended and that the site remains organised.
Sequencing of Works
Construction is planned in stages so that each trade can complete their work without disruption from overlapping activities.
Typical sequencing includes:
Stage | Focus | Result |
Site preparation | Excavation And Groundwork | Stable Base For Construction |
Structural stage | Framing And Primary Structure | Building Form Established |
Services stage | Electrical And Plumbing | Systems Integrated |
Finishing stage | Internal And External Works | Completed Spaces |
Clear sequencing supports efficiency and helps maintain site safety.
Site Standards and Control
Maintaining site standards is part of protecting both the build quality and the client’s asset. This includes:
- Controlled site access
- Organised material storage
- Consistent housekeeping across trades
These measures contribute to a build environment where quality can be maintained throughout the project.
Communication Cadence
Communication plays a central role in keeping a project aligned. Clients at shortlist stage often look for clarity around how often updates are provided and how decisions are discussed.
Regular Project Updates
Projects follow a defined communication rhythm. Updates are provided at key stages of construction so clients can understand progress and upcoming decisions.
These updates typically cover:
- Current stage of construction
- Upcoming work and sequencing
- Decisions required from the client
Providing this structure reduces ambiguity and keeps expectations aligned.
Client–Builder Interface
Communication between the client, builder, and design team is managed to ensure information flows clearly between all parties.
This includes:
- Coordination with architects and designers
- Clarification of design details before construction
- Alignment of selections with the build programme
This structured interface helps prevent miscommunication and reduces the likelihood of rework.
Variation Communication
When changes arise, they are reviewed before being implemented. This ensures that implications for scope, cost, and timeline are understood.
The process involves:
- Identifying the change
- Assessing its impact
- Confirming approval before proceeding
This approach reflects a broader focus on decision clarity and scope discipline throughout the build .
Decision Gates
Custom home builds involve multiple decisions. Without structure, these decisions can affect both timeline and cost. Decision gates provide defined points where key elements are reviewed and signed off.
Early Feasibility Decisions
At the early stage, decisions focus on:
- Site conditions and constraints
- Alignment of design with planning controls
- Initial scope and construction approach
These decisions set the foundation for the rest of the project.
Design and Selections Sign-Off
As the design progresses, selections are confirmed in a structured sequence. This may include:
- Materials and finishes
- Structural systems
- Fixtures and fittings
Confirming these elements before construction reduces uncertainty during later stages.
Construction Stage Decisions
During construction, decisions are managed through a controlled process:
- Variations are documented
- Impacts are reviewed
- Approvals are confirmed before implementation
This prevents decisions from being made informally and ensures that all changes are tracked.
Example Decision Timeline
Stage | Decision Type | Purpose |
Feasibility | Site And Scope | Confirm Project Direction |
Design | Materials And Layout | Align Design With Buildability |
Pre-construction | Selections | Reduce Uncertainty Before Build |
Construction | Variations | Maintain Control Of Changes |
Team and Roles
A custom home build involves multiple participants. Clarity around roles helps ensure responsibilities are understood throughout the project.
Builder Role
The builder is responsible for:
- Coordinating construction activities
- Supervising trades
- Managing sequencing and site control
This role ensures that the project progresses according to the agreed scope and programme.
Client Role
Clients are involved in key decisions throughout the project. This includes:
- Confirming selections
- Reviewing design elements
- Approving variations when required
Structured decision points help ensure these responsibilities are clear and manageable.
Design Team Role
Architects and designers contribute to:
- developing the design
- providing documentation
- clarifying design intent during construction
Coordination between the design team and builder helps ensure the project remains aligned with the original brief.
Responsibility Overview
Role | Responsibility | Contribution |
Builder | Supervision And Coordination | Ensures Construction Delivery |
Client | Selections And Approvals | Guides Project Direction |
Designer | Design Documentation | Maintains Design Intent |
