Can you manage the approval process for us ?
Yes, we can. Once you decide to move forward with Artico, our dedicated in house team of project coordinators will manage the entire approval process on your behalf. We work closely with our experienced town planner and trusted certifiers to ensure all necessary documentation and compliance requirements are met. Whether you’re undertaking a new home build, renovation, or extension, our goal is to make the approval process as smooth and stress-free as possible, so you can focus on the exciting aspects of your project with confidence.
Do you charge for Tenders ?
Yes, we do. At Artico, we don’t provide generic estimates, as there are too many variables that can lead to an inaccurate quote. Instead, we offer a comprehensive and detailed tender process that results in a true fixed-price tender. This includes a full cost breakdown and a clear outline of all inclusions for your new home.
Before any tender fees are charged, we offer a free initial consultation where we gather detailed information about your project. During this stage, we’ll assess your vision, determine the likely size and scope of the home, and provide you with a realistic budget range based on similar homes we’ve built. This ensures that when you receive your paid tender, it is accurate, tailored to your needs, and aligned with your budget expectations.
How long does the pre-construction process take?
There are several factors that can influence the pre-construction timeline, including the complexity of the design, site conditions, and approval requirements. However, as a general guide, if you are starting the design process with Artico from the very beginning, you should allow approximately 9 to 12 months for the full pre-construction phase. This includes the home design, tendering, securing relevant approvals, and completing our on-site pre-construction checklist.
If you have already commenced part of the process such as having plans or approvals in place and Artico is stepping in at a later stage, the timeframe may vary depending on what has been completed and what remains outstanding.
Are your contracts fixed price with no variables?
Yes, all of our contracts are fixed-price contracts. This means the cost of the home build itself is locked in and will not change, providing you with certainty and peace of mind.
However, in the interest of transparency and fairness, we do exclude certain variable site costs from the fixed-price contract. Elements such as soil removal or piering can be difficult to accurately determine before work begins on site. Instead of inflating the contract price with worst-case allowances, we prefer to treat these items as provisional. This approach gives us the flexibility to complete the works in the most cost-effective and efficient manner once accurate site conditions are known.
In short, while the home build is fixed price, we maintain honest allowances for unpredictable site-related items to ensure both clarity and value for our clients.
Can we bring our plans to you to Build ?
Absolutely. If you already have a set of plans whether they’re in the early stages or have received approval we’re more than happy to review them. Our team will assess your documentation to ensure it aligns with our construction requirements.
If the plans are suitable, we’ll prepare a tailored proposal outlining the next steps. This typically includes a detailed, fixed-price tender to commence the pre-construction process and set a clear path toward getting your project underway on site.
Can I use my own trades and suppliers?
In most cases, we do not allow the use of external trades or suppliers. As a fixed-price custom home builder working to an agreed timeline, we rely on our trusted network of trades and suppliers professionals we’ve built strong relationships with over many years to ensure the quality, consistency, and efficiency expected throughout the build.
We understand that clients may occasionally have preferences or existing relationships with certain suppliers or trades. In such cases, we are open to discussion; however, any external parties must be engaged through Artico, and our standard builder’s margin will apply. This ensures that all work remains covered under our contractual and warranty obligations, and that the project is delivered to our high standards without added complexity or risk.
Do you use subcontractors or in-house staff to build your homes?
At Artico, we engage carefully selected subcontractors rather than in-house construction staff. All subcontractors undergo a thorough induction process to ensure they align with our company’s standards, values, and expectations.
Where possible, we prioritise working with owner-operators/small business owners who are directly involved in the work on site. We find this adds a greater level of accountability, care, and attention to detail throughout the build.
This subcontractor model also allows us to maintain flexibility and continually audit our network of trades and suppliers. As a result, we can ensure we are always working with the best professionals available, delivering premium quality and service on every project.
